One part of Primary market is moving faster, even with rates above 7%
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the headline most people are watching. But the Real Estate Data Aggregator counted 211 homes sold in ZIP 76262 alone in the three months ending July 31, 2026. Rates are high. Parts of this market are still moving.
These numbers cover the three months ending July 31, 2026. Read them as a snapshot, not a forecast.
ZIP 76262: the fastest-moving ZIP in the market
The Real Estate Data Aggregator counted 211 homes sold in ZIP 76262, up 14.1% from the same three months in 2025. The median sale price was $740,000, up 7.1% year over year. Supply sat at just 3 months. Nearly 1 in 3 homes went under contract within two weeks of listing.

Not every ZIP looks like this
The Real Estate Data Aggregator shows a wide range across Primary market. ZIP 76225 had a median of 130 days on market and only 3.5% of homes went under contract within two weeks. ZIP 76270 had 10 months of supply and zero homes went under contract in two weeks. The same rates, very different results.

Speed varies. So does price.
ZIP 76086 had a median of $315,000 and 28.3% of homes went under contract within two weeks. It is the second-fastest ZIP by that measure. Prices there rose 10.8% year over year, per the Real Estate Data Aggregator. Lower price, faster pace.
What the national picture adds
Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. Realtor.com reported active listings up 6.3% from a year ago. Primary market's busiest ZIPs are running tighter than that national figure.
Realtor.com also noted that price cuts hit their highest September readings since 2018. That matches what the Real Estate Data Aggregator shows in slower ZIPs here, like 76225, where the median price dropped 13.3% year over year.
The whole market in one look
What this means for you
Freddie Mac's 7.28% rate is real. It slows some buyers. But in ZIP 76262, 32.8% of homes went under contract within two weeks. In ZIP 76086, it was 28.3%. In ZIP 76225, it was 3.5%. The rate is the same for all of them. The ZIP code is not.
Price and timing need to match the ZIP you are actually in. A market average can hide a lot.
- ZIP 76262 is moving with real speed: 211 homes sold, 3 months of supply, 32.8% under contract within two weeks, and a median price up 7.1% year over year.
- Other ZIPs in Primary market are slower.
- One street can read very differently from the ZIP code number printed on your mailbox.
